<p><span>The benchmark S&amp;P 500 index closed the last week of February 0.44% lower than the prior week, and 0.87% lower compared to January, at 6,878.84.</span></p>
<p class="paywall-full-content"><span>A continued technology-led selloff, weak jobs report, corporate earnings, the U.S. Supreme Court ruling on tariffs, GDP growth that grew less than expected, and a hotter-than-expected wholesale inflation report shaped sentiments, among others.</span></p>
<p class="paywall-full-content"><span>Meanwhile, the U.S. 10-Year Treasury yield slipped 29 basis points to 3.95% in February as investors increased <a title="bond purchases" href="https://seekingalpha.com/news/4558704-us10y-slips-below-4-percent-for-the-first-time-in-three-months-as-investors-purchase-bonds" target="_blank" rel="noopener nofollow external noreferrer" data-wpel-link="external">bond purchases</a> amid a weaker stock market.</span></p>
<p class="paywall-full-content"><span>Investor unease around the likelihood of an AI bubble is </span><a title="said to have" href="https://www.capitaliq.spglobal.com/apisv3/spg-webplatform-core/news/article?id=99108147" target="_blank" rel="nofollow noopener external noreferrer" data-wpel-link="external">said to have</a><span> impacted the megacap technology stocks.</span></p>

<p class="paywall-full-content"><span>The S&amp;P 500 Real Estate Index Sector (<a href="https://seekingalpha.com/symbol/SP500-60" title="S&amp;P 500 Real Estate Index Sector" data-wpel-link="external" target="_blank" rel="nofollow external noopener noreferrer">SP500-60</a>) is up 6.23% month-over-month in February to 278.35 points, while the accompanying State Street Real Estate Select Sector SPDR ETF (<span class="ticker-hover-wrapper"><span class="ticker-hover-wrapper"><a href="https://seekingalpha.com/symbol/XLRE" title="State Street Real Estate Select Sector SPDR ETF" data-wpel-link="external" target="_blank" rel="nofollow external noopener noreferrer">XLRE</a></span></span>) has advanced 5.82% to $43.84.</span></p>

<p class="paywall-full-content">The San Diego-based industrial REIT <a title="reported" href="https://seekingalpha.com/pr/20409855-innovative-industrial-properties-reports-fourth-quarter-and-full-year-2025-results" target="_blank" data-wpel-link="external" rel="nofollow external noopener noreferrer">reported</a> Q4 revenue of $66.66M, which beats the consensus estimate by $0.73M but comes below the year-ago level of $76.74M.</p>
<p class="paywall-full-content">IIPR attributed the decrease primarily to a $8.5M reduction in rental revenue and a $1.6M decrease in tenant reimbursements, which stemmed from tenant defaults for properties leased to PharmaCann, TILT, and 4Front.</p>
<p class="paywall-full-content">Innovative Industrial Properties disclosed payments of $3.74M received from the defaulted tenant, Gold Flora, during the quarter, which had a per share impact of $0.13 in earnings. PharmaCann paid $0.24M during the quarter, having a per-share impact of $0.01.</p>
<p class="paywall-full-content">Gold Flora has paid $1.5M quarter-to-date, while PharmaCann has paid $1.45M.</p>
<p class="paywall-full-content">“During 2025, we made significant progress executing on our strategy to diversify the company’s portfolio, strengthen our balance sheet, and actively resolve tenant-related matters,” said Executive Chairman Alan Gold. </p>

<p dir="ltr" class="paywall-full-content">The revenue decrease from a year ago was mainly from tenant defaults for properties leased to PharmaCann, Gold Flora, TILT and 4Front. The company also cited a $0.5M decrease related to properties that have been taken back or sold, and a decline of $0.9M in tenant reimbursement revenue, primarily due to tenant defaults.</p>
<p dir="ltr" class="paywall-full-content">Those, however, were partly offset by a $1.4M increase from two properties acquired in 2024 and one property acquired in 2025, a $1.6M increase from new leases on four existing properties, and a $1.6M increase from annual contractual rent escalations.</p>
<p dir="ltr" class="paywall-full-content">Expenses of $35.3M climbed from $34.0M in Q2 and $34.6M in Q3 2024.</p>
<p dir="ltr" class="paywall-full-content">For the three months ended Sept. 30, 2025, the company applied $0.8M of security deposits for the payment of rent on two properties leased to Verdant and a Sacramento-based tenant. For the three months ended Sept. 30, 2024, IIP (<a href="https://seekingalpha.com/symbol/IIPR" title="Innovative Industrial Properties, Inc." data-wpel-link="external" target="_blank" rel="nofollow external noopener noreferrer">IIPR</a>) applied $1.4M of security deposits for payment of rent on six properties leased to 4Front, TILT and Emerald Growth.</p>
